When BRIO designs the whole outdoor space at once — deck, patio, lighting, fencing, retaining wall — you get one quote, one build window, and one person responsible if something goes sideways. Versus four separate trades you have to coordinate yourself, where the deck guy blames the patio guy for the grading and the lighting guy can't get in until the fence is done. We also save you 10–20% on combined-project pricing because we share crew time across phases.
Costs vary widely depending on scope, materials, site conditions (sloped lots usually need additional structural work), and how much of the outdoor space you're building at once. A small standalone deck or fire pit is on the lower end; a full outdoor space combining deck, patio, lighting, fencing, and retaining walls sits much higher. We don't quote square-foot or per-feature prices online because every property is different and the right answer depends on your lot, your priorities, and your timeline. Yes. When BRIO designs and builds the deck, patio, fencing, lighting, and any retaining walls together, we share crew time across phases, batch materials orders, and only need to mobilize the site once. The combined-project quote comes in below what you'd pay piecing it together with separate trades. We'll show you the bundling savings during the consultation.
Both work well. Western red cedar is naturally rot-resistant, beautiful, and warm underfoot — but it needs staining every 2–3 years to keep its colour and protect the wood. Composite (Trex, TimberTech) is more expensive upfront but needs essentially zero maintenance for 25+ years and resists fading and mildew. Most BRIO clients on the North Shore choose composite for low maintenance; west-side homeowners often go cedar for the natural look. We'll walk through the trade-offs (and your specific budget) during the consultation.
Decks over 2 feet above grade or over 100 sq ft typically need a permit. Pergolas attached to the house usually do; freestanding ones often don't. Retaining walls over 4 feet tall need engineered drawings and a permit. Fire pits and gas lines require a gas-fitting permit if you're connecting to a natural gas line. Electrical for lighting needs an electrical permit. BRIO handles every permit in the project as part of the fixed-price quote — drawings, applications, fees, and inspections.
Most BRIO outdoor projects complete in 1–4 weeks. A standalone deck or patio runs 1–2 weeks. A combined deck + pergola + lighting project runs 2–3 weeks.
